As a Title Company we search the parcel to ensure the buyer is being given clear title. Our curative team will work with the current sellers to clear any/all outstanding mortgages, liens and defects showing up on title. A final policy will be issued at, or shortly after closing and should be kept in a safe place along with your executed closing documents.
- Commercial Title Insurance
As a Title Company we search the parcel to ensure there are no liens against the property and that title is not clouded. Our curative team will work with the current sellers to clear any/all outstanding issues to guarantee the new buyer will own the commercial building free and clear of all prior liens. A final policy will be issued at, or shortly after closing and should be kept in a safe place along with your executed closing documents.
- Construction TItle Services
As a Title Company we search the parcel to ensure there are no construction liens, mortgages or defects which could cloud ownership. We will work directly with the builder to remedy any/all liens and title defects and we will verify sworn statements and waivers to guarantee there are no future construction claims against the property. A final policy will be issued at, or shortly after closing and should be kept in a safe place along with your executed closing documents.
- Title Searches
As a Title Company we can run a title search on a parcel of land which consists of us verifying any/all liens, taxes and current vesting. There is no closing or final policy provided by a title search, however if you’re looking to insure the transaction, we can flip the search to a title commitment and facilitate the closing. There is a $250.00 charge, per parcel, for this service.
- Escrow Services
As an Escrow Agent we facilitate the closing on behalf of all parties. Our job as a neutral third party is to handle the closing documents and monies for everyone involved. The closing process is the final step in purchasing property and we will ensure all aspects of the transaction are compliant with the current state laws.
